How much could you borrow?
An estimate, not an offer or credit assistance. Lenders verify your income and spending, may use their own living-cost benchmarks, and may assess you differently.
The cash you'll need on the day.
Deposit, stamp duty and, above 80%, mortgage insurance, unless the 5% Deposit Scheme covers it.
What will you need upfront?
Stamp duty uses NSW's 2025–26 rates and the first home buyer exemption to $800,000 and concession to $1,000,000; confirm with Revenue NSW. Mortgage insurance is a rough guide. The 5% Deposit Scheme's price cap depends on where you buy.
The 5% Deposit Scheme has had no income caps and no limit on places since 1 October 2025. First home buyers can buy with 5% down and no mortgage insurance, under the price cap for the area.
NSW first home buyers pay no stamp duty on homes to $800,000, and less up to $1,000,000, if they move in within 12 months and stay 12 months.

We have to act in your best interests. The law requires it, and our credit guide and credit quote say how we're paid before you commit. If we put our interests ahead of yours, you can complain to us and then to the Australian Financial Complaints Authority.
Your goals, your numbers, and what we'll need from you.
Three loans from our panel, why each suits you, and what we're paid for each.
We chase the paperwork; you get the keys.
Straight answers.
Do you charge me a fee?
No. Lenders pay us an upfront commission and a monthly trail, shown above in dollars, and in writing before you apply.
Why the 3% buffer?
Lenders must check you could still repay if rates rose 3 percentage points. It's APRA's setting, and it's why the borrowing figure is lower than you might expect.
Is the estimate an approval?
No. It's a starting point. The lender checks your income, spending and credit history before approving anything.
Which lenders do you use?
