Every suburb priced, every sale counted.
Northing Property sells homes and buys them for clients across Newcastle and Lake Macquarie. Every price guide comes with the sales it was built from. Pick a suburb on the panel to see its last twelve months.
Licensed agents and buyer's agents. Written price guides within two business days of the walk-through. Licence No. [placeholder].

The three newest listings, with the floor area measured from our plans and the price per square metre inside.
Days from listing to sold, measured.
Median days on market for homes we sold in the last twelve months, against the area median for the same suburbs, split at the first written offer.
Sample figures for the template. A real site states how many sales are counted, the date range and the source of the area median.
What you get that a quick appraisal leaves out.
An appraisal is easy to give and hard to check. Ours comes in writing, with the working.

How we sell, and how we buy for you.
A price guide you can check
Written within two business days of the walk-through, listing every sale we compared your home with and why it was higher or lower.
Measured, then drawn
We measure every room and draw the floor plan, with the hours of winter sun on the living rooms. Buyers arrive knowing the home.
A report every Monday
Inspections, enquiries, offers and what buyers said, in writing, with the numbers. Not a phone call that says it's going well.
One agent, start to finish New
The agent who walks through your home runs every inspection, takes every offer and meets the buyer at settlement.
A shortlist with the comparables
For each home we'd consider: recent sales, price per square metre, days on market and what we think it will take.
We bid, you decide
We negotiate or bid at auction to a limit you set in writing. You approve every offer.
Rent set from the data
We price rentals from the last ninety days of leases nearby, and show you the list.
One statement a month
Rent, repairs and fees on one page, with a call when something needs your decision.
One fee, agreed in writing.
Fees are placeholders for the template. Replace them with the agency's own; each plan's fee is in the agency agreement before anything goes online.

In writing two business days later, with every sale we compared and the price per square metre for each.
How we price3Choose how to sell
Private sale, auction or off-market, with the fee agreed in writing. Or wait: the guide is yours either way.
FeesStraight answers.
- Where do the market figures come from?
- In the template they are samples. On a live site they come from the agency's data provider, with the provider named and the date range shown under every chart.
- How accurate is a price guide?
- It's a range we expect the home to sell within, based on recent sales. We show the working, so you can disagree with it in detail.
- Do you sell outside these suburbs?
- Sometimes, where we know the street well enough to be useful. If not, we'll tell you who we'd call.
- What does a buyer's agent do?
- We find homes that fit your brief, assess each one against recent sales, and negotiate or bid for you to a limit you set.
- Can I add an inspection to my calendar?
- Yes. Every listing has an Add to calendar button that makes a calendar file in your browser, in Sydney time.
- Is the repayment estimate advice?
- No. It's an estimate to help you think; talk to a lender or broker before deciding.
